基于成本控制的高层预制装配整体式框架-剪力墙结构设计

[摘要]工程为一组(三栋)高层公寓式办公建筑,其中一栋为19层,采用预制装配整体式框架-剪力墙结构体系,另外两栋分别为13,15层,均采用预制装配整体式框架结构体系。水平构件采用叠合梁、板,竖向构件采用预制框架柱,剪力墙现浇,楼梯、阳台板、阳台隔板等均采用预制装配构件,围护结构采用轻质复合墙体,主体结构预制率为65-1%,建筑整体装配率为83-0%,整个工程实现了无外脚手架、无砌筑、无抹灰的绿色施工。本工程三栋楼均采用统一标准化设计,同时应用了多项降低成本的设计技术。从设计层面上对装配式建筑的成本控制进行了探索,并取得了较好的综合经济效益与社会效益,是一项高层预制装配整体式建筑成本控制较成功的创新示范工程。

Structural design of high-rise building with precast and prefabricated assembly type frame-shear wall structure  based  cost control

Abstract:This project includes three high-rise apartment official buildings, one of which has 19 stories and adopts the precast and prefabricated assembly type frame-shear wall structural system, and the other two of which have 13 and 15 stories respectively and adopt the precast and prefabricated assembly type frame structural system. Composite beams and slabs are designed as the horizontal members of the building, and prefabricated frame columns and cast-in-place shear walls are designed as the vertical members, while all staircases, balconies and partitions were prefabricated. Lightweight composite walls are made as the maintenance structure. Prefabricated rate of the main structure is 65-1% and prefabricated rate of building is 83-0%. The whole construction process is green without scaffold, masonry and plastering. Unified standardized design and kinds of design techniques were adopted in designs of the three buildings to reduce deign cost. The cost control of prefabricated building was explored from the design level to achieve good comprehensive economic and social benefits, and it is a successful demonstration project for cost control of high-rise building with precast and prefabricated monolithic structure.
