旧办公楼改扩建设计施工技术处理措施

[摘要]介绍了针对旧办公楼原有布局狭小、预制楼板存在安全隐患、屋面渗漏、建筑立面过时、门窗破旧等进行的全面改造和扩建。重点分析了其中有关设计、施工方面应用到的技术处理措施,包括地基压密注浆处理、化学植筋、叠合结构、基础、砌体、混凝土结构加固、节能保温等,以及采用合理有效的技术措施取得的安全、经济等方面的良好效果。该项目改造成本只有新建项目的50%,而且建筑功能、节能效果、安全系数都能达到新建项目同等水准,为我国旧建筑的改造提供了一个很有借鉴意义的成功案例。

Technical measures on design and construction of reconstruction and extension of an old official building

Abstract:The overall reconstruction and extension of an old official building were introduced, considering problems such as narrow office layout, safety problems in precast floor, roof leakage, old-fashion building faade, old doors and windows. The research mainly focused on the analysis of the technical measures applied to the design and construction, including compaction grouting of the foundation treatment, chemically planted bar, laminated structure, reinforcement of foundation, reinforcement of masonry, reinforcement of concrete structure, energy-saving insulation and so on, especially good effects on the security, economic and other aspects due to these reasonable and effective technical measures. The cost of the reconstruction and extension of the project is only 50% of the corresponding new project, meanwhile the building function, energy saving and safety coefficient can reach the same level of the new project. This case provides a successful reference for the reconstruction and extension of the old buildings.
