地铁车站结合物业开发研究——以三香广场为例

(同济大学建筑设计研究院(集团)有限公司,上海 200092)[摘要] 城市地下空间是实施社会经济可持续发展的重要资源,充分开发利用地下空间已成为提高城市容量、缓解城市交通、改善城市环境的重要措施。我国城市地下空间开发利用的发展趋势是以地下交通为主流的。随着我国城市轨道交通建设的加快发展,人们对城市空间品质要求的提高,地铁车站作为城市空间一个重要的要素,与城市地下空间有机整合的需求越来越凸显。所以对不同功能的地下建筑整合设计加以分析和总结是十分必要的。本文首先提出了地铁车站与物业开发两种不同性质建筑整合设计产生的矛盾,总结了物业开发与地铁车站整合设计时应注意的问题,最后介绍了三香广场站结合物业开发设计模式的设计方案。[关键词] 地铁车站;物业开发中图分类号: TU921,TU922 文献标识码:A 文章编号:1002-848X(2013)S2-0165-04作者简介:王萌,硕士,工程师,Email:gd11wm@tjadri.com。Discussion on technologies of foundation pit by top-down methodWang Meng(Tongji Architecture Research Group, Shanghai 200092,China)Abstract: Urban underground space is the important resource of sustainable development. The full development and utilization of underground space has become an important measure to improve the capacity of the traffic, improve the city environment. Underground traffic development is the mainstream of China's city development and utilization of underground space. With the accelerating development of city rail transit construction of our country, space quality requirements improved, subway station as an important factor of city space, the organic integration of city underground space is more and more prominent. So the integration design and analysis of underground buildings of different functions is very necessary. The article first presents the subway station and the property development, the contradictions between two kind of different properties, then introduces the problems in integrated design. At last introduces Sanxiang Square Station.Keywords: subway station; property development
